Fresh Meadows, NY — U.S. Energy Group announced a new version of the USE Manager™ online monitoring system. The new USE Manager™ 5.1 brings increased alerting capabilities and improved functionality. Building portfolio managers can drive their properties to peak fuel-savings efficiency with email alerts tailored for each individual building and an even easier interface that provides a consolidated “at-a-glance” daily overview of all critical heating system functions and fuel delivery alerts. The new USE Manager™ integrates information from the USE Controller™ Energy Management System (EMS) and the patented USE Verifier® Digital Fuel Gauge.

The uniquely designed USE Manager™ online monitoring program allows the user to have quick and easy access to heating system and fuel use information. Users can create Alert threshold-triggers and make maintenance and repair assignments. And, the system employs a host of other time and money-saving features.

NEW VERSION 5.1 FEATURES

• Managers receive a top-level view of all critical daily alert conditions and can easily drill down within the same view if more information is needed.
• The newly designed quick-monitoring system notifies managers, supers, and/or their pre-assigned vendors of critical alert conditions. The system alerts to over-heating or under-heating issues, domestic hot water temperatures, system bypass and water loss, and the Alerts are sent several times daily.
• Alert thresholds can be established on a per building basis, custom tailored to individual building systems and different building operating philosophies.
• Critical Alerts can be quickly assigned to others for action, both within and outside the organization. Managers can track current Alert status on an ongoing basis to ensure that action has been taken.
• One priority Efficiency Alert, long boiler run-time, is now automatically triggered when a building falls into the highest chosen percentile of all 3000 buildings monitored by USE Manager™ — for example, the top 20% of longest running boilers.
• The new USE Manager™ 5.1 also now fully integrates USE Verifier® Digital Fuel Gauge Alerts. The Verifier® double-checks to prevent “short” oil deliveries and provides low fuel warnings. The Verifier® module also allows managers to track inventory, track daily fuel use, and compare fuel use to prior periods — by degree-days, by units and by square footage.

HOW USE ManagerT WORKS - THREE CHOICES

1. ENERGY MANAGEMENT SYSTEM (EMS) - installed
   USE ManagerT synthesizes information from the USE ControllerT Energy Management System (EMS). The EMS, which typically results in a minimum 15% savings on fuel consumption and returns its investment in less than two years, is designed to control the cycling of the boiler much more efficiently than old systems relying on one outdoor sensor, generally referred to as a "heat timer." The old systems run the boiler inefficiently, often overheating buildings and causing residents to open their windows in the middle of the winter - literally throwing money out the window. Instead, the USE ControllerT EMS adds a number of strategically placed wireless sensors within the building's interior. The EMS computer weighs the outside temperature against the different inside temperatures obtained from the sensors and schedules the boiler to operate efficiently to heat the building to exactly the right level. Installing an EMS is the single most cost-effective way to retrofit older buildings and drive fuel efficiency.
2. USE VERIFIER® DIGITAL FUEL GAUGE - installed The USE ManagerT also integrates information from the patented USE Verifier® Digital Fuel Gauge, an advanced ultrasonic measurement system which enables apartment and commercial building owners and managers to verify the amount of oil they receive and control their inventory and budget - essentially, making sure that they receive all of the oil they have paid for and are utilizing it efficiently. The Verifier® confirms an oil delivery within 1/10th of an inch, recording the date, time and exact amount of oil delivered to the tank. It also maintains extensive inventory records and provides alerts to avoid costly "run-outs" or leaks.
3. THE USE TRACKERT PROGRAM The USE TrackerT Program provides essential information without the installation of any equipment. It tracks oil and gas purchases and makes computerized use-comparisons by degree-days, by units and by square footage. It also provides daily fuel pricing information, and reports HPD building violations. Property managers can upgrade at anytime from the USE TrackerT to the full USE ManagerT.
